I was looking at the latest listings for HUD-owned homes today and noticed there is a lot more to choose from in Yuba County lately. HUD-owned homes are generally FHA foreclosures, listed for sale currently by Pemco, Ltd. You can find out what's available on the website at
www.hudpemco.com. Simply click on the link for Northern California, and search by county or zip code. Most of these listings are very well-priced, and have already had an appraisal done. If you are getting a new FHA loan, there is often money set aside for repairs if they are necessary, and at the very least they are typically willing to clear Section 1 pest report items. This is very different from the typical bank-owned property. In addition, you can get up to a 3% credit toward your closing costs.
